Plan Commission approves two housing subdivision concept plans

A pair of housing projects that will add 249 homes to Shelbyville were approved Tuesday night by the Plan Commission in a special meeting held at Breck Auditorium at Shelbyville High School.

David Builders Group’s Stratford Place project will include 73 residential lots (photo left) located just behind the Golden Bear Preschool, 1115 E. State Road 44, with access off Amos Road.

The planned unit development conceptual plan was approved Tuesday. Houses will be priced in the $250,000 range, according to Davis Builders Group.

If the process allows, Davis Builders Group would like to start moving dirt in preparation for construction in the spring of 2022.

 

 

Near the same time, M/I Homes plans to break ground on a yet-to-be-named subdivision located off Progress Parkway. The 176-lot proposal (photo) will sit near Timber Creek Village Assisted Living, 990 Progress Parkway.

M/I Homes anticipates the average price per unit will be $300,000 and will have minimum separation between houses of 14 feet.

The subdivision will have two entrances, north and south of Timber Creek, off Progress Parkway.

With dirt moving in the spring, M/I Homes’ Tim Westerfield told the Plan Commission that the first homes could be completed as soon as fall of 2022.

The planned unit development concept plan was approved.

The Plan Commission also approved recommending to the Common Council the extra-territorial planning jurisdiction plan for approximately 623 acres located in the northwest quadrant of Brandywine Township, the southwest quadrant of Marion Township and the northwest quadrant of Addison Township.

The City of Shelbyville is not annexing fringe property but coordinating with county officials on zoning regulations to simplify future growth around the city.
